Increasing Client Revenue

Every aspect of the service provided is with the aim of reducing the leakage of rents and providing an excellent service to our tenants.

Initially we provide a valuation of the unit at current market levels, RPZ (Reduced Pressure Zone) will be considered and advice given on measures available to possibly raise rent. We carry out this exercise annually. We review the property and advise on property presentation and take professional photographs to improve turnaround time on rental and quality of suitable tenants.

Marketing

We have built a strong reputation for reaching quality tenants in the shortest time possible. We use an approach built on traditional advertising, a strong professional network and social media, to ensure that we attract and secure the best tenants for our clients. We market the property on all major property websites including:

  • Rent.ie
  • myhome2let.ie

Extensive Database of Clients

We place advertisements in retail shops and newspapers when this is considered the best route to reaching our target market. We have also developed an extensive database of vetted tenants and use Mailchimp to reach these opportunities.

In addition, we have developed strong relationships with Irish Relocation Agencies and major companies who employ professional staff from overseas and inform them weekly of any available properties. We generally have a waiting list of these tenants waiting for suitable properties. We have built up strong relationships with HR departments in these companies and are their first ports of call.

Rent Negotiation & Viewings

We provide rent negotiations for our landlords to ensure they receive the highest achievable rent while ensuring that prices are sustainable for the tenant to reduce turnovers.

A Senior member of our team will always provide viewings of the property with potential tenants. We endeavour to accommodate the tenants and as most of our tenants are working professionals, have found that offering evenings and weekend viewings are best.

A successful tenancy is based not only on the ability to pay rent, but also on the suitability of the tenants. Full vetting of all potential tenants includes:

  • Current/Previous landlord Reference – verified by phone
  • Bank Reference
  • Passport
  • PPS Numbers
  • PRTB Register Check
  • LinkedIn Profile
  • Social Media

Accepted Tenancies

We draft and execute 12 month fixed term Residential Tenancy Acts lease 2004 – 2016 Lease Agreement. Standing orders are set up with the tenant to ensure prompt rental payment throughout the tenancy. We collect Deposit agreed with Landlord and rent in advance which we pass onto our clients without delay. We ensure the tenancy is registered with the RTB. We fully move in tenants with utilities being transferred to the new tenants including ESB, Gas etc. We also provide access to a removals van if required and have received fantastic feedback for this innovation.
